Household – How to accommodate all the family. Identify everyone’s needs, and this will help clarify the requirements you need for your home.
Location – Choosing the right area for your lifestyle is important, easy access to amenities, schools and transportation are a must. (add more here)
Investment Homes – They are a huge investment in your life. Be forward thinking and plan for the future, but also create your home for how you need to live right now.
Research – Spend time researching for good architects and builders. If the basics are right in the house and it is designed well, there will be less problems further down the line.
Make a plan – Try to write down and plan your purchases for your home. Be realistic and honest! The largest purchases are usually the kitchen, bathrooms, lighting, flooring and the labour costs for plumbing & electrical work.
Layout – Consider the movement from one area to another. If the rooms that are next to each compliment each other, there will be a natural flow. Look at your lifestyle and see how you can improve how you function within your household.
Features – Make the most of original features in your home, and take advantage of any natural light. Quirkyness, and imperfections are part of the character and can not be easily re invented! Lighting is essential in every room. It evokes a mood and creates an atmosphere. Ensure there is a placement for different lighting options in the room, so you can vary the lighting as required.
Measure and Map – The correct scale of furniture is key in every room. If it helps, use masking tape to map out areas to help you visualise each key item. Check all the lead times and availability for your purchases. They are not always guaranteed to be in stock! Think logically about the order in which they will be required, this will help with cash flow and there will be less clutter, and you will be less likely to have any damage to your purchases, or end up eating in the dark!
Moodboards – Visualising your home the way you want it can help determin if this is the right property for you. A great way of doing this is with a moodboard. It invites discussion and helps you get inspired and outlines what you actually require for each room.
Outside space – Is a major factor when buying a home and one that should be forgotten. It is an extension of your home, and if it is designed well, it can provide a great environment for entertaining and be used as a haven to escape daily rituals!
