Can you be sure all properties are listed on the big national portals?

There is always plenty of noise about the big national portals. However, have you ever considered using more niche and regional specific portals? It depends who your target market is and doing research on local niche property search sites.

Standalone property portals that target a specific niche

For example, you may find some really great standalone sites that target a particular niche. For example, student specific. There are some great sites that may provide a better return on your investment. You may also find that there are portals that are more regional specific. It’s not just about promoting your properties on the main national portals. You really do need to do your research.

Do your research when looking to advertise on local niche property portals

If you are considering local or more niche property portals to advertise your properties it is worthwhile trying to ask to see if they can put you in touch with current clients. That way you will be able to get first hand experience about the company. If they are reluctant to give out these details you may be able to do some further digging on their websites to find out who their clients are. I think it’s a big plus if you can get to speak to a customer (past or present) who can verify the service and provide good feedback for you to make an informed decision.

Healthy competition is a good thing for the property portal marketplace

It’s great for the property portal market that there is competition. These other regional or more niche portals may not drive as much overall web traffic as the big national players. However, they may drive more traffic for your business due to their niche or local services. They may also be more cost effective too.The criteria may also differ. For example, some will allow agents only to advertise. Others will allow a mix to include private landlords and sellers. So you do need to your homework before you decide which niche or local websites to promote your property listings with.
