Learn how to sell your home without an estate agent with this simple selling your property checklist.  For tips on selling your house we’ve pulled together a useful resources page dedicated to help you learn how to sell your home.  We know that it can be a bit of a minefield not knowing what you need to do when you move house without using an estate agent or when selling your property without an estate agent.  This is not an exhaustive list, but gives you the steps you need to follow so you can learn how to sell your home.

If you are selling your property without an estate agent there are different things you may wish to take into account.  Here is a simple selling your property checklist below outlining how to sell your home:

1. Get a valuation for your property.  An option is to check the land registry sold house prices in your area.  Don’t forget you can see what other asking prices are in your area if they are listed.

2. Decluttering your home before it is put up for sale is something to consider especially if you are looking to downsize.

3. Home staging sets the scene for property buyers and can help give you the edge against other competing properties for sale.

4. Take some pictures of your house or flat or even get your property photos done professionally.

5. Consider getting your property on video and filmed professionally giving it an edge on other adverts to attract viewings.

6. You will also need to get an Energy Performance Certificate even if you are selling your house privately.

7. Upload your property advert.

8. Deal with any enquiries for your property advert and arrange viewings.

9. Get a solicitor lined up to do some conveyancing for you.  They may even be able to be the middleman dealing with potential offers on your behalf if you don’t want to contact buyers directly.  It’s entirely up to you.

10. Make sure you negotiate the right price for you if you get offers submitted.  If you don’t want to do this yourself you may wish to involve your solicitor at this point.

11. Once an offer has been accepted it’s time to get you solicitor involved to draw up sale contracts.

12.  It may be worthwhile getting a free moving house checklist explaining the tasks that you need to follow when moving home.

13. You may even wish to consider removals and van hire quotes.

14. Should it all go smoothly your solicitor will exchange contracts with the buyer which will complete the sale of your house.

15. Once this has been done you will move out and then handover the keys to the buyer.
