We know that it can be a bit of a minefield not knowing what you need to do when you move house without using an estate agent or when renting out your property without a letting agent. This is not an exhaustive list, but is a great help in getting you to understand how to rent your house out.
Renting out your house checklist
If you are renting your property without an estate or letting agent there are different things you may wish to take into account. Here is a simple renting your property checklist below showing how to rent your house out:
1. De-clutter the house or flat you are looking to rent out.
2. If you have a mortgage on the property already make sure it is a ‘Buy to Let’ or a ‘Consent to Let’. Potential tenants may want to know this as well.
3. Make sure you are able to cover the mortgage repayments based on the rental income you hope to achieve.
4. Take some pictures of the property your renting out or get your property photos done professionally.
5. Upload your property advert.
6. If you haven’t got an Energy Performance Certificate (EPC) for the property you will need to get one as it’s now a legal requirement. This needs to be included in your property listing.
6. Deal with any enquiries for your property advert and arrange viewings.
7. You will also need to get a Gas Safety Certificate as this is a legal requirement to be done prior to letting the property. This needs to then be renewed every 12 months.
8. Once you have prospective tenants perform tenant reference and credit checks.
9. If that comes back all OK you can do your landlord inventory checklist if you are leaving the property part or fully-furnished.
10. If you are leaving the property part or fully-furnished make sure you get adequate landlords insurance.
11. You will need to check your buildings insurance as well to make sure it covers you for renting the property out.
12. Draft up your landlord tenancy agreement and attach the landlords inventory checklist to it.
13. Once signed you will need to ensure you get your first month’s rent and deposit. Remember that you will need to register the tenant deposit protection scheme.
14. The tenant gets the keys and moves in.
