With huge demand on the property market, aiming to be a good candidate is a great step in trying to attain a home. There’s no secret formula, however, there are certainly ways to put your best foot forward.

Respond to all correspondence in a timely manner

When communicating with a housing provider, try your best to keep in touch and provide information when required. Life can be super busy, so don’t worry about being on the pulse 24/7. Instead, let them know when you can and can’t respond (for example, during working hours).

Avoid showing interest in a property and then radio silence. Housing providers want to help, so communicating with them as much as possible will benefit both parties! Trust us, this can happen quite a lot and it’s one of the primary reasons for falling through.

Attend viewings (and be on time!)

If a housing provider offers you the opportunity to view a property, be honest about whether you can attend or not; don’t just leave them hanging.! Not only does it give you the opportunity to view your potential home, but it allows the housing provider to meet you and establish a relationship. Creating a positive relationship makes the process enjoyable for everyone.

If you can’t attend at the time suggested, try to reschedule if you can. Housing providers will understand you’re busy, however, don’t forget they’re busy too. If you can’t attend your viewing or are going to be late – let them know!

Ask Questions

Whether it’s the initial phone call or you’re in the middle of viewing, it’s always best to be inquisitive and ask some questions about the property. This helps you gain a better understanding of the property and helps the housing provider to correctly understand your circumstances to establish a good fit.

  5. Bank statements (also useful to demonstrate you can make payments on time)
